Hard numbers instead of gut feeling.

An assessment shows where each building stands. It produces a list of measures with costs, savings, CO₂ impact and return, sorted by your goals. You decide what comes first and see in advance what it delivers. BAIOSS ranks measures by your goals, not by vendors. THE REAL PROBLEM

The data is there. The systems just do not talk to each other.

Heating, ventilation, room sensors, CAFM: every system collects data, each in its own silo. That makes analysis across the whole building impossible. And the people who know the systems will retire in the coming years.Heating, ventilation, room sensors, CAFM: each system collects data for itself. There is no picture of the whole building. And those who know the systems will retire soon.

EXAMPLE

The CO₂ level in room 2.14 stays flat all day. So nobody was there. So there is no need to clean tonight. A simple conclusion from three systems. Impossible today, because the data is kept apart. The CO₂ level in room 2.14 stays flat: nobody there, no cleaning today. A simple conclusion from three systems. How it works

Connected. Where do you start? With what is already there.

Four phases, one data model, on this one building. First, find out where it stands today: system by system, measurable and comparable.

We survey every system.

One day on site or automatically from existing data. The assessment checks the level of automation for every system: operated by hand, partly automated or connected and demand-controlled.One day on site or automatically from existing data. For each system: operated by hand, partly automatic or controlled on demand.

Three indicators show where a building stands.

The Smart Readiness Indicator from the EU directive EPBD rates from 0 to 100 % how well the technology of a building can do three things: be operated efficiently, respond to the people in the building and adapt to the power grid. In addition, there are the degree of building automation under DIN/TS 18599‑11 and the automation class under DIN EN ISO 52120‑1, each rated A to D. All from a single assessment. The SRI from the EU directive EPBD rates from 0 to 100 % how smart the technology is. Plus building automation level and automation class, each A to D.

Many measures, many sources. What comes first?

Every measure has a cost, a saving, a return and a CO₂ effect. But it competes with others, some reinforce each other, some rule each other out. BAIOSS brings all sources together and ranks them by the goals you have weighted. If the goals shift, the order shifts with them.Every measure has costs, savings, a return and a CO₂ effect. BAIOSS orders them all by your goals. If the goals shift, the order shifts.

Set a target. Stay on track. Re-prioritise.

A target value is set for one indicator by a set year. We stay with you along the way, compare progress with the target path and reorder the measures when the building goes off course. Every point below the path is a measure that has been implemented.A target value by a target year. We compare continuously with the target path and reorder the measures when the building drifts off course.

Today: data chaos. Nothing talks to anything else.

The technical systems on the roof and in the basement have their own controllers, the sun protection is operated by hand, the lighting by switches, the charging point reports to the manufacturer’s cloud. Analyses across the whole building are not possible this way.Systems on the roof and in the basement have their own controls, blinds and lighting run by hand, the charging point reports to the cloud. No picture of the whole building.

Sort, connect, network. The building at the centre.

BAIOSS assigns every system to its equipment and its room and connects everything into a semantic data structure with the building at the centre. Independent of the manufacturer and directly usable by every planner and every trade.BAIOSS assigns every system to its plant and its room, in one data structure with the building at the centre. Vendor-neutral, usable by every trade.

Now the data flows. Agents put it to work.

Data streams from every system into the model, agents analyse it and send commands back: energy, maintenance, comfort. This only becomes possible through the shared data model of BAIOSS. Every agent can be switched on and off individually, including those from third parties. You can rethink your own processes and set them up as agents yourself.Data from every system flows into the model, agents evaluate it and control back: energy, maintenance, comfort. Each agent can be switched on and off individually.

Now it’s your turn.

All systems with a plus sign are clickable, in the building or in the list on the right. Every click moves up one level: manual, partly, automated. The display above the building shows whether the target is reached.Tap a system in the building. Each tap moves it up one level. The display shows whether the target is reached.

BENEFITS

What changes in the building.

Digitalisation is not an end in itself. It cuts costs, fulfils obligations, makes buildings more pleasant and portfolios manageable. The same data, four effects.

ENERGY AND COSTS

Less energy, more value.

A connected, automated building uses significantly less heating energy and electricity. The investment pays off within a few years, and the building remains lettable and financeable.

Heating energy today100 %

Electricity today100 %

> 60 %

< 10–20 %

< 3–4 years

OPERATION AND MAINTENANCE

Better straight away, with no investment.

Simply fine-tuning existing technology improves smart readiness. Agents detect faults early, maintenance becomes predictable, quotes become comparable.

OBLIGATIONS

Less electricity, less CO₂, obligation met.

The building automation obligation under § 56 GModG becomes part of the list of measures instead of a surprise. Every building in the portfolio gets a path towards climate neutrality.
